San Marcos Estates is next to the smaller Fairview Meadows subdivision. It received a much better walk score since children can walk to San Marcos Elementary School as well as San Marcos Park. The northern end of the neighborhood has a better walk score, too, since there is more retail along that major thoroughfare. It has a bike score of 36 since most of the bike lanes in the area are in the park. The neighborhood’s public transit score is 31. There aren’t really any bus routes unless you go to Frye Road or North Alma School Road.
Chandler Christian School is roughly a mile away; Audrey and Ryan Elementary School are closer. Hamilton Prep School is a mile away. Chandler High School is a little over a mile away. Go east on Frye Road, and you’ll reach Frye Elementary School as well as Folley Memorial Park. That’s home to the Folley Pool.
The massive San Marcos Golf Course is north of San Marcos Estates. The golf course isn’t in San Marcos Estates. Instead, the golf course is located inside the San Marcos Country subdivision. San Marcos Estates also has its own HOA. The roughly 200 homes were built between 1986 and 1993. Properties range in size from 1500 to 2500 square feet.
The northern edge of San Marcos Estates is West Frye Road. West Pecos Road is the southern edge of the neighborhood. South Alma School Road is the western edge of the subdivision, except for the borders of Fairview Meadows. Ironically, Fairview Street passes through San Marcos Estates and into Southridge. The eastern edge of the subdivision is debatable, but it certainly ends at South Arizona Avenue.
Living in San Marcos Estates puts you a stone’s throw from Downtown Chandler. You’re a five-minute drive from the San Tan Justice Court, Chandler Municipal Court, and Chandler City Hall. Yet the community has a suburban feel.
